Ho’oulu at Ho’opili plans to take a bold step in the way of affordability when they release sales in 2019. These 2- and 3- bedroom single family homes are expected to start in the low $500,000’s which is unprecedented as far as new homes in Kapolei and Ewa beach go these days. Floor plans are expected between 868 - 1,144sqft and although this is smaller than some of the Kohina townhome offerings, Ho’oulu will feature larger yard spaces and NO maintenance fees. We’ll also see this phase offer smart home features like SkyBell video doorbells, Amazon Echo, and an app to control the front door.

The above rendering and the developer’s tag line “So New, Yet So Familiar” forecasts that we’ll see D.R. Horton pulling inspiration from vintage Ewa Beach Plantation home styling, much like the Ewa Villages neighborhood that once provided housing for the workers at the Ewa Sugar Plantation. Much like the rendering above, plan for “Post & Pier” foundations providing a slight elevation to the homes, one car carports, and front porches reminiscent of vintage Hawaiian charm. These will be smaller homes but the developer says they’ll be positioned to “allow for future expansion.”


Single family homes in Kapolei and Ewa Beach at this price point are typically plagued by $400-500 maintenance fees. We don’t expect that to be the case here, although, a $59/mo association fee is assessed to all Hoopili owners to cover common area maintenance, pools, landscaping, etc. We expect this phase to be extremely popular for those wishing to move up from condos and townhomes into for entry level single family homes, while escaping the maintenance fees that are common in this price point.

In order to land this Hoopili new home phase in the $500,000 range, expect Ho’oulu to restrict some of the features that are normally standard in previous Ho’opili single family home phase. Carports instead of garages are the only mitigation we’re aware of so far. At this price, we’ll take it!
